What happens during an EPC assessment

Our thorough assessments are meticulously conducted to guarantee reliability, giving you confidence in the results and peace of mind throughout the entire process. The survey will involve:

  • Inspection of meters (gas and electric)
  • Inspection of wall construction (internal or cavity) and measurement of wall thickness
  • The assessor will determine whether the floor is suspended or solid. If any insulation has been retro fitted, documentation would be required.
  • Windows will be assessed and measured. Doors will be checked for draught proofing.
  • The heating system will be identified and a note of the heating controls taken, as will any hot water system.
  • Any open chimney or extract fans will be noted along with air condition units.
  • Loft insulation will be measured.
  • The assessment includes a floor plan to create a model of the property allowing the assessor to determine how much space is being heated.

Other things that the assessor will take note of:

  • The number of habitable rooms and if the rooms are heated by a fixed source.
  • How much of the lighting is energy efficient.
  • Number of bathrooms and showers.
  • Conservatories.
  • Any renewables such as air source heat pump, solar pv panels.
  • Secondary heating such as an electric or gas fire.
  • Any other special features of the property.
